Where is Lion’s Hill located?

Lion’s Hill is located in the upmarket suburb of Leopard’s Hill, in Lusaka. A 10km drive from Crossroads Shopping Mall in Woodlands.

Who is the developer?

The developers are the team behind the successful Roma Park in Lusaka, which was launched in 2009. Visit https://www.romaparkproperties.com/ to learn more about the developers and their existing projects.

How many plots are on the estate?

There will be approximately 201 residential plots on the estate.

What are the available plot sizes?

Plots will range from 800 sqm to 2500 sqm.

What else does the plot come with?

The plot comes fully serviced with water, electricity, manholes and fibre optic. All this in a secure gated system and a clubhouse for the estate.

Any payment plans available?

We do have a payment plan of up to 24 months, with 15% being the non-refundable deposit. Any once-off payment will attract a discount.

Are plots on title?

All plots are on title. Change of name on title will be completed by client’s lawyer once conveyance and payment is complete.

Who pays for Property Tax Transfer (PTT)?

The vendor is responsible for the 5% PTT. The purchaser will be responsible for their own lawyer’s conveyance costs.

What is the duration of the development?

The project will be sold in phases over a period of 5 years. We will continue to update you throughout the course of the project, on completion dates.

Is the 15% deposit refundable?

The initial 15% is refundable up until the signing of the contract of sale. Your 15% is safe and deposited into our lawyers trust account.

Will there be building guidelines like Roma Park?

The construction regulations will be similar to Roma Park but with some variation on the allowable roofs as we will move away from the terracotta tiles. The same floor area ratios and regulations will be in place. All this information will be shared before the contract of sale is ready.

What features will the park have?

The central feature of the Lion’s Hill will be the water feature around which there will be a number of manicured paths. There will be a small clubhouse with a tennis court, gym and restaurant/deli that will be built as indicated by the masterplan.

When does one start making the monthly/quarterly instalments?

Instalments only start on the signing of the contracts by which time the beacon will be laid and the plot is available for viewing.

When will the roads be accessible?

Works will commence in September 2021. The ground breaking of the project will take place in 2023.
